How Much Does A New Roof Cost?

A new roof may not be the most glamorous of investments, but it’s a guaranteed way to increase value and safety to your home. When considering a new roof installation, many factors affect the overall project cost: Region, home size, roof pitch, difficulty level, brand and type of shingle, and damage repair all play a part in determining this cost. 

To give you a rough idea of costs, we at Roofing Insights have reported information we’ve found over the years, as well as some other resources out there. 

Location & Size of Home

Cost varies depending on climate and size of the home. For example; we’ve calculated an average one-level, 2500sf, medium slope, minimal difficulty home with 30 year shingles/all materials and labor, including tear-off/dump fees, building permits and overhead: 

  • National Average: $7,745-$10,900
  • Pacific Region: $9,000-$13,000
  • Mountain Region: $7,300-$10,500
  • Central Region: $7,000-$10,800
  • Eastern Region: $8,300-$11,700

In colder climates, sealing a roof manually will add a couple hundred dollars more to the cost when taking on a cold weather, winter project. 

Roof Pitch & Difficulty

The roof size varies depending on pitch (steep roofs take more time and materials than flat roofs). The number of layers that need to be removed are also a determinant. Other determinants of cost that affect the difficulty level of the project are things like chimneys, skylights, plumbing etc. 

Materials & Labor

Asphalt composite shingles-2.2 lbs per SF, UL Class A fire resistance and 110 mph wind resistance. 30 year warranty. Includes typical waste overage, material for repair and local delivery: 

$2,197 – $3,135

Typical added supplies (i.e. drip edges, fasteners, underlayment, basic flashing): $870-$995 

Possible specialty equipment (jacks, pneumatic nailer, shingle cutting tool) daily rental: $50-$90

Basic labor (roughly 55 hours) to install in favorable site conditions includes planning, acquiring of materials, prep, setup, install and cleanup (Based on 2,500sf home): $3,958-$4,798

Tear off includes removal of any existing roofing materials, paper, vents, jacks and flashing, possibly gutters, as well as debris disposal and cleaning of the area: $1,000 –  $4,828 

Hauling away of old materials and debris: $557 –  $634

Possible Additional Costs

*Any relocating of framing, HVAC, electrical, or plumbing

*Bringing any of the above up to code

*Safely disposing of hazardous materials such as lead or asbestos

*Sales tax on supplies

*Permit or inspection fees 

Possible Damage Repairs

Many small factors can become bigger problems if not taken care of: Depending on any blown off shingles from the previous roof, there may be damage to the underlayment and roof deck. Corroded pipe flashing can allow water to seep into the interior. Compromised sealant on the chimney or skylight step flashing can cause water damage. Damaged valleys can cause water problems, if not regularly cleaned. Ice dams can form, causing damage to walls, ceilings, insulation and other areas.

Minimize extra options, be flexible about scheduling and combine any related projects together.
